What a B.C. geothermal quote should include

The C$16,200–C$60,000 Carrier Canada range is useful because it is current and Canadian, but it is deliberately broad. British Columbia does not publish a current province-wide registry of completed residential geothermal prices. Treat any single “average” without a defined home, loop and work scope as marketing rather than a dependable budget.

Indoor system

Heat pump, controls, pumps, buffer tank if needed, duct or hydronic connections, commissioning and warranty.

Ground heat exchanger

Horizontal trench, vertical bores or an approved open-loop design; pipe, grout, headers, excavation and drilling conditions.

Property work

Electrical upgrades, permits, engineering, access protection, landscaping, driveway repair and final restoration.

Ask each bidder to show the load calculation, design temperatures, equipment model, loop size, bore or trench quantities, drilling allowances, permit responsibility and exclusions. If one quote includes electrical and restoration while another excludes them, the totals are not comparable.

B.C. rebates and provincial sales tax in 2026

No dedicated ground-source rebate appears in the current published schedules

The current Home Renovation Rebate Program and Energy Savings Program schedules reviewed for this guide list air-source, dual-fuel and air-to-water heat-pump paths. They do not list a dedicated residential ground-source heat-pump rebate.

The heat-pump unit is exempt from B.C. PST

British Columbia's current PST exemption guidance lists heat pumps as exempt. The underlying regulation defines the heat pump as the unit and parts or components included with it at the initial purchase. That does not mean every dollar of drilling, trenching, labour, landscaping or unrelated electrical work is automatically tax-free.

Require the quote to separate the heat-pump unit, loop field, labour and other work, and ask the contractor to state how PST and GST are applied. The Canada Greener Homes Loan is closed to new applications, so it should not be included in a new-project budget.

Provincial drilling rules and local permits

British Columbia regulates most closed-loop geoexchange boreholes as wells. The Groundwater Protection Regulation requires the appropriate registered and qualified geoexchange driller and includes construction and full-length sealing requirements. The Province's plain-language overview explains the roles of qualified drillers and professionals.

A horizontal closed-loop system less than five metres deep is exempt from most provisions of that regulation. That is not a blanket permit exemption: municipal building, mechanical, electrical, drainage, setback and environmental requirements may still apply. Your contract should name the party responsible for confirming every approval before excavation.

Open-loop systems add groundwater approvals

An open-loop design withdraws groundwater, so the Province's groundwater licensing requirements and water-well construction rules may apply in addition to municipal permits. Require the installer to confirm the withdrawal, discharge method, water licence, qualified water-well contractor and local approvals before design.

  1. Screen the property. Confirm space, access, buried services, groundwater, rock, slope and restoration constraints before choosing a loop.
  2. Complete the load and loop design. Capacity should come from the building, not a rule of thumb based only on floor area.
  3. Confirm the qualified team. Identify the geoexchange driller, HVAC contractor, electrician and any required engineer or geoscientist.
  4. Confirm approvals in writing. Check the province and the local government before drilling, trenching or equipment purchase.

Coast, Interior and northern B.C. are different design problems

The Province notes that coastal B.C. may be well suited to air-source heat pumps, while ground-source can merit consideration in colder climates. That is a comparison prompt, not a universal answer.

  • Coastal locations: model a modern cold-climate air-source system beside geothermal because mild winter air can reduce geothermal's operating advantage.
  • Interior and northern locations: compare capacity and backup heat at the local winter design temperature, not a Vancouver assumption.
  • Rocky, sloped or access-constrained sites: require drilling, mobilization and restoration allowances to be explicit.
  • Large lots: compare horizontal and vertical designs using the same building load and long-term operating assumptions.
